Can I engage more than 2 agents to sell my property? coz I don't see any enthusiasm from our agent. Coz I was approached by another agent who seems interested to be my agent too and he did mentioned, I can have more than 2 agent? But I want to know how can this work? will I need to pay fee to both?

Hi,

Its better to work with one professional agent whom you are comfortable with and can be committed to your housing plans and see things through to completion. More agents do not mean a faster approach as there will be no commitment from all parties.

Hi, yes sure you could always engage more than 1 agent if you think the exclusive agent didn’t really perform up to your expectation. A seller or landlord could terminate the exclusive that they have signed at any point in time. Pls feel free to let me know if you need any assistance.

But more agents actually doesn't benefit seller in many ways. It is better to work with 1 agent u are comfortable with and she will be more enthusiastic in assisting the sale of your property.

If the marketing efforts are truly lacking, then it may be wise to terminate and engage another agent.

Dear sir/madam,

Many times, it is not about whether you are appointing an exclusive agent or multiple agents to market your property for sale. With almost 10 years of industry experience under my belt, I have been constantly reviewing my engagements with clients and realise that behind most of the successful transactions, it is down to the chemistry between myself and my clients where we are able to relate to each other, for them to understand and complement the activities which I am working on for them to get that matching buyer or tenant.

You can have more than 2 agents, but if you are unable to relate to what they are doing or they do not keep you updated on what they have done, you will end up having this same feel that your agents are not enthusiastic.

More importantly in your current situation, you will need to ensure that there is no existing exclusive marketing agreement which is still in effect, signed between the first agent and you before you engage more agents to work on this project. Otherwise whichever agent who close this deal, you will also be required to pay the first agent if the exclusive marketing agreement is still in effect.

Sorry to hear what you are going through. Perhaps you can invite your agent for a quick chat to get some updates and feedback to her about your feelings. If her replies are not to your expectation, you might want to proceed to change a representation.

I sincerely believe that she has done her best to assist in your sale but sometimes some salespeople thought their owners will know what's going on but in fact it turns out to be not.

And not to worry, even if you engage 2 agents, you will only have to pay the one that successfully closed the deal for you.

I always believe you should engage an exclusive agent that you can click well and always act in your best interest.

I transacted units in Punggol and currently marketing a 4RM at 612N Punggol Drive too. I have 6 viewings since i started marketing last sat and already have an offer that my sellers almost accepted.

Dear Property Seller,

Good morning and thank you for your question. Where you are at, is a common place to be for all sellers during the selling phase of their property.

First of all, in all questions, let me value add here by adding some clarity to the question above:

1. The FIRST part is whether or not one or two agents best serve your needs. (This assumes that you have found at least 1 capable and dedicated agent, I will explain this part later)

- In an exclusive arrangement, "1 seller - 1 agent", the key principal here is that there is an understanding of mutual benefit, in it the agent will advise and market the property as their OWN home/investment. In this arrangement the interests of BOTH the agent and seller are perfectly aligned. However again, this assumes you have found at least 1 capable and dedicated agent.

- In a open listing arrangement, "1 seller - 1 or more agents", the key principal is that the seller is looking to sell, the agents are looking to close at any price that the seller will agree to. In such a scenario, it would be impossible to properly advise or stage a property for rent or sale as it would potentially help a rival agent clinch the deal. Again, this situation is unavoidable if you have not found that 1 capable and dedicated agent.

The SECOND part of your question where your agent does not seem interested to market your property could lies in the domain of PASSION.

- Passion is a word often bandied about though few really understand its meaning. To put into perspective, no RES can be passionate over ALL properties. As individual human beings, they all have their personal tastes of what they like and don't like.

- A client best defined "passion" for me. He said this, "You grew up here, you have lived in this area your whole life! Of course you sell it easily."

This was the realization that my strongest personal closing rate is in the East Coast. Being a professional, I am technically sound on ALL aspects of real estate all over Singapore, but when it comes to East Coast properties, I have a +10 FIREY PASSION when it comes to any marketing.

- This is the key here that you are looking for. Take some time to find an agent with a location focus, likely, this reason above is the answer that you are looking for to find that "interested" agent to take care of your property.
