Indicative valuation can be a range and such discrepancies have happened many times over the past 15 years I have been in this business.

There is nothing wrong if your indicative valuation gotten from the same bank is different from the agent's indicative valuation, as they maybe using different bankers who in turn checked with different valuers.

If you are uncomfortable on this, then I suggest you consider other units?

(1)Different banks may have varying valuations for the same property. It’s a good idea to get indicative valuations from multiple banks to have a clearer picture.
(2)Request a Formal Valuation: If you haven’t already, ask the bank for a formal valuation report. This will provide a detailed assessment and can be used as a reference.
(3)Report the Agent IF U HAVE CONCRETE EVIDENCE OF AGENT LYING >> COS AT TIMES SAME BANK CAN HAVE DIFFERENT VALUE BY DIFFERENT BANKERS WHO USE DIFFERENT VALUATION METRICS/ COMPANIES TO QUOTE (NOTE : ASSESS HOW FAR APART IS THE DIFFERENCE ?): If you believe the agent intentionally misled you, you can report them to the Council for Estate Agencies (CEA) in Singapore. The CEA regulates real estate agents and can investigate any misconduct.
