For landed property, are the recent transactions in neighbouring houses a good indicator for the sales price?

Will a corner house obtain a higher sale price?

The other day I checked the x value of the property and it was $x but recent transaction( nearby area) - based on this, my property would be $y which is less than $x. My question is which would be my target price or asking price? $x-$y? $x? Or $y

Landed homes prices are the trickiest to do comparison now given that the age and conditions of a row of terraces along the same street can be drastically different. The common comparison of prices based on land are per square foot is also getting less accurate these days with envelop control design houses getting more commonly transacted thus in order to get a good gauge on pricing, it will then be important to speak to an agent that is very focused in landed especially within your estate to know which unit is sold and how their individual conditions maybe in order to price the property more accurately to the market acceptance.

A corner terrace will definitely command a higher quantum price but may have a lower price per square foot since the land is bigger and with a garden plot by the side, but at the end of the day, it is the buyer's and seller's perceived value that matters most in a transaction as only when it matches, there will be a transaction.

Hi Sir/Mdm,

Every landed house is unique because of factors such as land size, shape of land, frontage, interior area and condition. Therefore usually x value will not be able to give you a good estimate of the value. Looking at the transaction prices of nearby units is a good gauge only if the transacted houses are similar in nature.

Landed property is different from condos. It is not advisable to trust "X-Value" for this.

Should you really need to have Valuation done, you can engage a professional Valuer to do so.

Having said that, it doesn't mean that you have to sell your landed property at Valuation. If you believe that your landed property has its own unique attributes, it is perfectly fine to ask for a higher price. Afterall, it's a willing-buyer-willing-seller market.
