Dear sir/madam, If we are looking at the pool of buyers between 4 room HDB and 5 room HDB, of course 4 room HDB has a bigger buyer pool as it is priced lower in general than a 5 room HDB, where buyers who can afford to buy a 5 room HDB definitely can afford a 4 room. In terms of this question, your consideration is purely in dollars and cents. If we are to put into consideration your family comfort while staying in the property, then the story may change as it maybe more comfortable to be in a 5room HDB with more space to move around or do up in terms of decorations such that it feels more cosy and such. These intangible values are what many buyers did not consider when they made their purchase, which may result in them looking to sell once their MOP is up to move to a bigger unit, which also takes up time and effort for such coordination. Whether is it in a good or bad economy, the 4 room flats will still move. Of course another factor that you should really consider is the comfort level for your family size.
