Dear Gurus,

Interested in a walk up apartment unit along lorong kilat - no facilities, freehold, mixed commerical/ residential, 2mins to future beauty world mrt, pei haw primary and many eataries/ amentities nearby. It is quite attractively priced.

Question - what is the general demand for walk up apartments and pricing difference with an equilivant full condo? Would it be a good investment long term wise?

Walkup apartments have a unique charm to them. However many of them do not have a very strong management of their estate, so it tends to get run-down very easily. As such capital appreciation of the property is very much dependent on collective sale of the entire development.

For Mixed Commercial and Residential developments have similar problems. As such mixed developments do not fetch as high a return for resale as a pure residential development. Such mixed developments are excellent for rental returns instead, which provide a steady stream of income, as tenants enjoy the convenience of having shopping / office block within the same building (like international plaza).

Hence when you compare walkup apts and a full condo, if price is no objection - I strongly recommend purchasing a condo instead, due to the value retention, and appreciation, ease of getting tenants and reselling it in the future.

If the walkup is purely for own residential stay, and its ok. I do have a walkup in Upp. east coast if you're interested.

Hi Gary,

If your interest is in walk up apts, usually these were built in the 1980+. I just sold one at St. Patrick Garden, and have one at Novenaville which is just about 3 minute walk to Novena Sq. and MRT.
This is a 1184sf 2+1 unit, freehold.
