I have to terminate my one-year lease early due to personal reasons. The agent told me that I still have to pay for the remainder of the lease unless I find a replacement tenant. I also have to pay the pro-rated commission back to the landlord, plus another set of commission to the agent for finding a replacement. The agent did not show up at any of the viewings and I had to do the viewings myself. I also then found out that the replacement lease is higher than what I was paying. Can I negotiate the commission amount? Also the agent kept insisting on using his own contractors and providers, threatening that if I don't use his providers then they can use their own and charge to me if not up to 'their standard'. But his providers are charging much more expensive than market rate. How to deal with such agents?

    Yes, the agent said I have to refund the prorated commission to the landlord , and then pay him commission to find replacement lease. So it was prorated amount of commission X2. Is this the usual procedure?
