In 2006 , my wife and I have bought my present 4 Room HDB flat (Type 4A/103 sqm)) Serangoon Ave 3, Singapore 550332 #8 at $268,000. Since then, it has appreciated in value. My HDB flat is 99-year Leasehold. It was built in 1985 and is now 36 years old. I have fully paid up my current HDB flat.

My HDB flat, next to NEX shopping Mall, Serangoon MRT Interchange (North-East & Circle Lines) and Serangoon Bus Interchange.

1)What is the current estimated valuation of our current flat? 2)When (which year) does my 99 years lease HDB flat start depreciating in value?
Please show us the chart/graph of how our 99 years lease HDB flat might depreciate over time (i.e. the value of our flat for these leases left: 45 years, 40 years, 35 years, 30 years, 20 years, less than 20 years, 0 year).

3)when my HDB flat start to depreciate, what are the options for us: a) Should we resell it? b) If so, with the total amount of money that we receive from my resale flat, what should buy?
i) Another 4 Room Re-sale HDB flat which is 20 years to 30 years old next to Shopping Mall & MRT station?
ii) a Private Condo?
iii) Other Better Option

The recent comparable 4-room Model A transactions at nearby blocks are transacting around 550k - 580k range, hence as long as unit is generally well kept and has no ethnic racial quota issue in terms of buyer eligibility, I believe the estimated valuation should be similar. I believe your unit is the corner unit type as I am familiar with Serangoon area.

Generally speaking, the current cpf and hdb regulation focus is to have the balance lease of flat to last the youngest flat buyer till they are 95 years old. Otherwise, the cpf and loan that can be utilized by the potential buyer will be pro-rated. As your flat current balance lease is approx 63 years old, you can imagine those 32 years old or younger buyers would need to come up with more cash or CPF to be able to fund this flat purchase, and naturally the buyer pool will start to shrink as your flat balance lease gets less. As the balance lease gets less than 60 years, it would become a bigger headache to sell at a better price with a lesser buyer pool hence it may be an opportune time to exit now when prices are still strong for you as a seller.

Whether which option to go for next depends on your finances and comfortable affordable range level, as well as objectives and location requirements. I would like to hear more from you so to be able to give better recommendations.
