In 2006 , my wife and I have bought my present 4 Room HDB flat (Type 4A/103 sqm)) Serangoon Ave 3, Singapore 550332 #8 at $268,000. Since then, it has appreciated in value. My HDB flat is 99-year Leasehold. It was built in 1985 and is now 36 years old. I have fully paid up my current HDB flat.
My HDB flat, next to NEX shopping Mall, Serangoon MRT Interchange (North-East & Circle Lines) and Serangoon Bus Interchange.
1)What is the current estimated valuation of our current flat? 2)When (which year) does my 99 years lease HDB flat start depreciating in value?
Please show us the chart/graph of how our 99 years lease HDB flat might depreciate over time (i.e. the value of our flat for these leases left: 45 years, 40 years, 35 years, 30 years, 20 years, less than 20 years, 0 year).
3)when my HDB flat start to depreciate, what are the options for us: a) Should we resell it? b) If so, with the total amount of money that we receive from my resale flat, what should buy?
i) Another 4 Room Re-sale HDB flat which is 20 years to 30 years old next to Shopping Mall & MRT station?
ii) a Private Condo?
iii) Other Better Option
