hi , i like to find out , as im currently staying in my HDB 4 room ( mop satisfied ), and im intending to get a bigger place , as i like to not pay so much out of my own pocket , i would like to go on the contra scehme that HDB has ,however i have a few questions :

1.can i buy only resale flat or new flat with this scheme ?

2.do i need to sell my flat first before purchase or buy first then sell?

3.how much of the sales of the sold flat can i keep ,eg. old flat sold at $500k , new flat is $400k , CPF used for old FLAT is $100k . thanks alot

Evening Loris,

To purchase BTO unit, you must fulfill certain conditions. But to perform contra, it's quite impossible as you need to pay the pay the deposit, after your selection, which is years before the completion. As for resale, with careful planning, it's possible.
To purchase first or sell first would depends on individual requirement. Some would prefer to get their dream unit before proceeding, some prefer to get the ideal selling price and go easy with the purchase while some want to have best of both worlds.
In general, the sales proceed would be the balance after deduction of CPF OA used + interest, Outstanding Loan and miscellanous expense.

To use HDB Contra facilities. one must be using HDB loan for both selling and the next buying of flats. Or No loan for the next purchased flat. This seem unlikely for your case.
As you plan to cash out and buy a bigger flat.

You must prepared to sell your HDB 4-rm at good location and shift to Woodlands or sembawang, for a cheaper or older 5-rm flat.

Yes, you can still apply for your 2nd direct purchase new flat (BTO) if you qualify. Chances is not so good as the priority is given the 1st time buyer as announced by our Government recently. (In addition you need to pay a resale levy (S$40,000, base on your existing flat) for your 2nd New HDB flat.

For contra facilities, I suggest you work out your detail financial calculation for both selling and buying before going for your flat hunting. Visit the www.hdb.gov.sg or HDB hub to check it up.

If not get your reliable estate agent, pay them to work for you. Thank you.
