Good morning buyer,

You can either DIY or engage a salesperson to represent in your resale HDB purchase.

Even though the commission is a standard 1%, it has never discourage me for fighting and achieving the lowest purchase price for my buyers.

Afternoon,

Standard commission payable for resale HDB unit is at 1%, excluding GST payable. You need not engage an agent to execute the purchase. However, similar to most of the direct buyers, when I was serving my sellers, they are very lost as to what need to be done. This would then inevitably result in confusion and delays. In certain cases, the sellers can claim damages against the buyers for such delay.

Hi,

Yes you can DIY or engage an agent, and typical commission payable is 1% + GST of price. You have to assess whether DIY is really worth the risk and hassle, when making one of the biggest purchases in your lifetime and ever changing hdb policies. Even when you found a suitable unit, the seller and seller agent can also be difficult to work with and you have to manage the timelines carefully. A professional buyer agent engaged will work with your best interests in mind and get the best possible price for you.

You can look at it from another perspective, after all, if the agent has done a good job you will be inclined to refer more business to him/her. There's no motivation to "shortchange" you if he/she has a long-term view of the business. So my suggestion is to pick someone you are comfortable with and assess to be reliable.
