Hi I'm currently owning a 4 room bto (market value around 500k) and has fulfilled the MOP period not too long ago. I intend to sell the house and purchase a 3 room resale flat (around 300k). Will there be any levy imposed on me if I make such a move. Also how long does it usually take after sales will the cash proceeds reach the seller

Good morning,

There will not be a resale levy if you are buying resale flat from open market, as this is not considered a 2nd subsidized flat (eg. New BTO, new EC).

It typically takes around 3 months from buyer's 1st deposit to completion appointment at HDB Hub, where the sellers are able to collect the sales proceeds in a cheque issued to their joint names.

Hi, you need not pay any levy in this case as you are purchasing a resale flat for your next housing. And upon the sale of your current flat, you will be collecting the sales proceeds about 3 months time and that’s what we call the completion date.

Dear sir/madam,

A resale flat purchased in the open market without any grant will not incur any resale levy. The sales proceeds will be handed to you via a cashier's order on completion day, where CPF funds will be credited back into your account in a matter of days (not more than 10 working days usually).

In a typical resale transaction, completion takes place about 10 weeks after resale application where all necessary documents for the transaction are submitted. Resale application takes place after buyer has exercised their Option to Purchase, which is usually 3 weeks after accepting the offer.

Dear Sir/Mdm,

There is no resale levy that is payable since you are buying a resale flat in the open market. Resale levy is only applicable when you buy a new BTO or new EC.

The resale process takes about 3 months to complete from the day you secured a buyer. You will receive your sales proceeds on completion day but the CPF takes about 5 to 7 working days to be back into your OA account.

There are 2 important issues to take note when you sell and buy. The timeline is important and it should be planned in such a way that you can transit smoothly from your current place to the new flat without the need to rent a place to stay in between. The cash flow will also need to time it in such a way you can use the sales proeeed for the sale to finance your new flat, minimising cash outlay.

Hi,

No resale levy is payable if you purchase a resale HDB flat. You will only pay resale levy if you get a second "subsidized housing".

As for Cash proceeds, you will get a Cashier order on the Completion Date of the Sale. Your CPF refunds will be back in your CPF-OA in around 2 weeks.
