Having a $2m budget, I reckon that you will be spoilt for choices to be very honest and unless you are decisive, this whole investment purchase may put yiu in dilema over which property to choose. Asking price is $2.1m, very close to your budget, and you get a bigger unit.

The rental yield there currently is easily above 3 to 3.5%.
