You do have to wait further as it has already happened. Some prime districts are asking for cov less than 50k. I brought a buyer to a unit at Marine Terrace and the cov asking is only 20k, where most of the past units in that area are transacted with cov of between 60 to 100k.

Afternoon Jane,

Valuation pricing is based on past transacted pricing within the same location. Hence for valuation to drop, units in this area must be sold well below valuation to see such effect. Therefore, if you want to wait it out, you will need to go into quite a long wait.
If you have certain budget for the purchase, it would be easier to look into areas that's more affordable. If you are more into the specific estate, it's either you take to gamble or wait till much later.

Hi Jane, It is interesting to note that prices have indeed dropped, however how far will this phenomenon go is anybody's guess. Purchasing a HDB in my opinion should not be treated as any form of investment but due to your own housing needs. Serious sellers are also adjusting their prices with the news release such that they are able to find the right buyer and move on to their next plan, therefore it is advisable to put in your best price to offer for a unit that is suitable for you and of right value in your opinion. It still takes a willing seller and willing buyer for a transaction to happen. If you do not have the need to purchase now, perhaps you may wish to wait for further movement to the price, however, just be prepared that it may rebound at any point of time.
