$600k is not alot of funds upfront for a super attractive returns via real estate channel, especially if you do not wish to incur any ABSD for residential properties as a SPR, your options are only in commercial and industrial properties. Assuming you are eligible for full 75% loan for the investment purchase, you will be looking at $2.4m purchase price with your existing $600k funds upfront.

You can potentially look at a FH commercial properties but the options of very attractive units can be quite limited. I'd suggest to consider paying 5% ABSD for a new launch property that is 2 bedrooms or bigger where possible and look into liquidating it as TOP nears so you can look to cash out as soon as possible before the full loan kicks in, and if there is any additional funds available, put into an industrial property that allows you to have rental income to avoid further ABSD.
