Hi all, I would like to know the differences between sourcing for a property by himself/herself and engage a real estate salesperson to do it. Since many of the listings and pricing can be obtained from different property listing websites, and all kind of analysis and market trend can also be obtained online. What other information i can get it from a professional real estate sales person? or what other services that a good agent can provide? Besides, no marketing cost is involved if an agent is serving a buyer. So i hope all the property experts here enlighten me. THanks

The value add of a salesperson serving a buyer is allow the buyer free time from scouring through the web portals for units, making arrangements with the listing salesperson and waiting for the confirmation and subsequently rearranging the timings of viewings, which sometimes can take up to few hours for every 2hours of viewings. Serving a buyer will also probably require the salesperson to be ferrying the buyer from point to point of viewing, and negotiate on the pricings to secure the unit a buyer has shortlisted. Last but not least, taking care of the paperwork required for the purchase which can have dire consequences if a buyer does not have the necessary knowledge in doing so. Evening, There is a growing number of DIY buyers in the market as there are infrastructures that allow buyers to gain the necessary information required. However, why did majority of the buyers still utilise the services of certified agents? ALl DIY buyers are left to fend for themselves on the many things: 1) Hunting for suitable listing, which will definitely take up your time. 2) Negotiation on pricing 3) Documentation work on loan, HDB procedures and undertaking 4) Working out on your financial standing and working in accordance to legal requirements for any S&P. 5) Be ready to bear legal liability if things are not done properly. You can match the pros and cons for DIY purchase but like all savory and smart people have said: You do not need to know everything but you need to know who to engage to get the right things done right. Hi, I agree that it is very easy to DIY and arrange viewing by a buyer nowadays. But it takes skill and knowledge to complete the contracts as well as negotiation of prices with the seller. Especially so for the contracts, as it will have a dreadful consequences if direct buyer does not know what to do. Hope I answer all your questions. Dear Sir/Mdm, Yes, you are right. There are many DIY buyer nowadays. Internet is very powerful now, and in fact you can get many information online. But is the information online sufficient enough? I personally had deal with 2 DIY buyers that had lose their deposit due to lack of knowledge. The main reason why you an salesperson is because we are the trained professional in this trade, we know the exact procedure and what to look out for to prevent from any possible pitfall. Another reason is we can help you to save time. Have you even search for property listing or any information online before? Is it worthwhile to spend your time making the phone call and searching on the internet? Real estate salesperson know the fastest way to get things done in this trade and most information we can get right at our fingertips. You can get many information on the internet on others matter as well. But why do people still see a doctor when they are sick? Send their kids to learn certain skill/knowledge?
