Good morning,

Do you mean the same agent as the seller of the unit you want to buy?:) If this is the case, according to CEA guideline, an agent can not be appointed by both buyer and seller for the same transaction so you should engage your own agent:)

Or you mean you are selling your current house to buy a resale HDB flat and you are referring to the agent of the buyer of your current house? If this is the case, yes you can engage that agent for your purchase as it is for 2 different transactions:)

Do you know of any agent as your friend or does any of your family or friends have a trusted agent to recommend you?

An agent cannot represent both the seller and buyer, therefore it is advisable to work with a trusted agent who can look into your interest, not necessary in terms of only getting a good price for you but also watching out for others like paperworks as well as unhealthy signs of a property like loan shark and etc.

If you are referring to 'seller' agent, an agent is not allowed to represent both parties in a transaction. In a 'direct' buyer case, the buyer is actually representing himself and the seller agent has no legal responsibility to act in the interest of the buyer. A direct buyer also have to be well au-fait with HDB resale procedures, ensure that his budget is calculated correctly (including grants, stamp duty, probability of COV), follow through the resale process and handle details of the transaction. If you are not well au fait with HDB resale procedures or not confident of going through the negotiation process with the seller, I highly encouraged you to engage the services of an agent. I am well versed in HDB transactions and have represented numerous buyers just like yourself. The vast majority of my buyers managed to secure a house without incurring any COV despite the seller's market situation nowadays.
