Hi Ms Ann Chia,

You could be looking at a potential valuation of $600k range. The last transacted price in May 2013 was $640k which was the highest price transacted within the past 6 months.

You should be likely to look at range from $650k but will be very dependant on the condition of your unit. There is still healthy demand for units in your estate based on my HDB team of salesperson therefore it will be important to plan out in details about how do you want to go about the sales process. Perhaps I may share more with you on what are the value adds my team can provide which are unfair advantages we have over our competitors.

Estimated valuation could be $580+/-. But for exact and accurate valuation, I will recommend you to go for a formal valuation.

As for COV, it will be well depends on other factors like house condition and facing.

FYI last transacted unit in your estate happened to be your 2nd floor neighbors whom sold their unit at $605k.

I would like to share with you the latest transaction at Blk 13 Holland Drive for this year. There are a total of 2 transactions
1) low floor, transacted at $605k in Aug 2013
2) Mid floor, transacted at $640k in May 2013, valuation @ $560k, COV$80k

Since your unit is at very high floor, I expected your valuation to be in excess of $600k, COV will depend mainly on your facing and condition of the house. But given the prime location, you should be able to fetch a handsome COV.

The current estimated valuation for your unit is around $565k to $590k. COV asking would differ with range of $35k to $60k. I would not want to advise you based on the past transaction as the next cooling measures were not out then. Furthermore, every case are always different. Hence it would be good for us to meet up for discussion and work things in your favor.

The resale prices for 3-room ranges from $450K -$520K depending on various factors like the floor, corner or corridor, facing and renovations.
I have sold a few 3-rooms, 4-rooms etc in Holland, sold a 3-room Blk 6 Holland this year for COV of $40K and that was a corridor unit and sold another corner 3-room Blk 9 Holland for a COV of approx $70K COV last year.
