Hi,

I am a foreigner, and my wife is PR,
we would like to buy a condo, is anyone can let us know how is the procedure and how to apply the loan?

another question is, if my wife is SC, can we buy HDB?
what are the difference between PR+foreigner and SC+foreigner for condo?

by the way, if you have any good property to sell, please advise us, we would like to have a new condo.

Hi Shawn,

That's many questions that you have there, and I can tell you're a little confused at the moment.

To put things simply:
1) you cannot buy HDB at the moment, but SC+Foreigner is possible under the non-citizen spouse scheme
2) to buy a condo, you'd need to get a mortgage approval-in-principle from the bank to know how much you can loan; do note the 18% stamp duty that you'd have to pay (BSD + ABSD + legal fees)

I do have good new condo developments to recommend, but that'd depend on your location preferences, budget and other factors as well.

Hi Sir,

1. To buy a condo, it is recommended that you do an In Principal Approval (IPA) with a bank first to determine your eligible loan amount. I can link you up with my banker to do an IPA for you so that you will have an idea what is your eligible loan amount.

2. If you were to buy a condo with your wife (SPR) now, you will need to pay the Additional Buyer Stamp Duty (ABSD) of 15% on top of the normal stamp duty of about 3%.

3. If your wife is a SC, you will be able to purchase a HDB under the Non-Citizen Spouse Scheme, but do note that under such a scheme, only your wife's income will be assessed for the loan. She will be the legal owner of the house, while you will be the essential occupier.

4. If your wife is a SC, you will be eligible for ABSD remission and do NOT have to pay the 15% ABSD as it will be purchased as your matrimonial home. Please refer to this link for more info:

Good evening Shawn,

It's always advisable to apply for in principle approval (bank loan) before kickstarting a property search. By doing this, you will have a better idea what's your budget.

As for IPA, I can ask my banker to advise you on this.

By the way, do take note that you will be subject to 15% additional buyer's stamp duty for your purchase as it will be higher of 5% as SPR or 15% as foreigner. If financially possible, your wife might want to consider purchasing solely by herself. By doing so, you guys can save on 10% ABSD.

Let's say if your wife is a Singaporean, you won't have to pay absd as IRAS will treat your first property purchase as your matrimonial home. You will be exempted from it.

If you are keen, I can email you a flowchart of a typical private property purchase so you can have a heads up first.

In addition, both of you will be eligible to purchase a HDB under non citizen spouse scheme if she is a Singaporean. But do take note only her income will be taken into consideration for mortgage application.

Hi Shawn,

For your case, you are not able to purchase a HDB flat since you are Foreigner + PR.

For private condo, there are many 'combinations'.

Single ownership - Foreigner
Single ownership - PR
Foreigner + PR etc

BSD are different for the various cases.

I do have private Freehold condos for sale.
