Hi, I am a SC in my 40s and owns a HDB flat, fully paid up and will meet MOP soon. I am considering getting a 2nd property in Singapore as an investment & for rental yield. I have 450k total in savings and my CPF OA. Annual income 90k. Will appreciate advice from the gurus. Thanks.

Hi. With the MAS new rulings, it is better for you to seek a approval in principle with any banks first. This will better determine the value of the property you are going to purchase. Dear prospective investor, Your CPF OA plus savings equates to $450k, however, it will be good to know the actual breakdown as a 2nd property using CPF to finance will require you to set aside the minimum sum in CPF before you are able to utilise the CPF funds for 2nd property. On top of that, given that your age is in 40s, your probably loan tenure is less than 20 years therefore to be on a safer note, it is good to speak to a banker to find out more about your loan eligibility like what Tricia has suggested. If local properties is a far reach and uncomfortable in servicing the loan, you may wish to turn your attention to overseas market where entry price will be lower and some projects come with guaranteed rental returns.
