Hi, I am considering buying a condo for my family for the first time. Do I need to find my own agent to get find properties or I can contact seller's agents from properties when I am interested in? Thanks in advance for your answers!

Hi Ryan,

If you are confident enough and have the time to understand all the policies and regulations, its do-able and you can make the arrangements on your own. Its not a hard and fast rule to get an agent, although engaging one whom you feel comfortable with and can be committed to your plans will definitely value-add to the whole experience, be it in terms of financial planning, timeline coordination and navigating the legal aspects of the transaction. A lot of stress and hassle can be taken out of the equation. If you are upgrading from your current place, its definitely ideal to engage one to work out an overall plan so you know the full picture and what you are getting into.

I believed buying a property for family is one of a bigger commitment in a lifetime.

Yes, you can do it either way. But if you have a rep that can help you to sort out your needs, arrange for appointment, bargain the price for you. The best of all is you need not pay him anything, why not?
If you find some property you like, you still can ask your agent to make arrangement without giving out any contacts to the seller's agent.

As buyer for private property, your prospective agent would likely share the commission with the seller agent. Hence why choose to do the work yourself when you can get professional assistance without paying from your pocket?
In any S&P, the paperwork and procedures are the most worrying aspect. Hunting of unit might be tiring. Why not choose to sit back and get someone to assist you on it?

There are certain consideration that you need to take care of which is your current housing which will impact on your loan application.

There is also certain benefits on relying on 1 agent to assist in your shopping as they would have the knowledge on available units in the condo even before you decide to go down for viewing. Which will save you time.

Buying new condo units will not have agent charges.
