Hi
I am keen to purchase a hdb which require 4 rooms in total. But my family of 3 would prefer some privacy therefore the 4th room can be a studio with bath. Any suggestions? I had explore Multi Gen flat but hope to have some advise or options whether can build a separate kitchen or bathroom in the event if I’m looking for EA.

Hi ,

Jumbo flat may suit your need, but mostly have only 3 baths. Any A&A require to follow the HDB guideline and approval too.

Hi William,

If you need a 3rd bathroom, you will only be able to consider jumbo units where there were originally 2 different units and are now together. I have not come across any HDBs where approval has been granted to create additional bathrooms and kitchen.

Looks like Jumbo will suit your needs best as the layout can accommodate a stand alone 3 bedroom, and another studio, with separate entrances. I have seen such unit configurations in Woodlands before. You are looking to sell and purchase?

Hi William,

1) I believed that only an EM or a Multi-gen might fit your requirement.
(a) EM was designed to have a granny room on the lower level and 3 bedrooms on the upper level.
(b) A bathroom is designed to serve the granny room, a common bath for the 2 common rooms, and a master bath for the master room.
2) Due to the scarcity of Multi-gen flats that came with a studio, I'm worried you have to wait for a long time before coming across any in the market.
3) I came across such a design that was built in the Alexandra area. You may look out for any over Queenstown.
4) You have to be sure you are eligible to buy a Multi-gen or aka 3Gen resale flat because it required at least a parent from a married couple.
5) All eligibility requirements from the HDB applied other than the parent thingy.

Hi William,

You will not be able to purchase a multi-gen flat but you may consider getting a EA, EM or Jumbo unit where there are 4 good size bedrooms. However, you will not be allowed to add a bathroom as bathroom will require additional waterproofing works which HDB will not allow.
