I am looking for a 3 or 4 room HDB flat, but both lease left 66 years. Which are more valuable to buy?

Evening Cat,

4 room flat have the most value, as it's more recession proof. Good times, people upgrade from 3 to 4. Bad times, people downgrade from 5 to 4.
That's my point of view.
