Hi , I am would like to ask I am a single 32 as of 2021 child no siblings , both parents has deceased. I have a HDB flat . Waiting for 3 year to sell . What is the best choice ? To get BTO or resale ? What are the requirements for both ?

Good morning,

May I know when's your birth date so we can reassess your options when you turn 35 years old to see whether should you sell or move on.

But how old is your inherited HDB now?

By the way, if you want to buy a BTO or resale as a single, you need to be a SC and at least 35 YO.

Do take note that you are only eligible for 2RM flexi flat BTO (based on current rules) while you can purchase up to an executive mansionette in the resale market unless you take a HDB loan, it will be up to a 5RM flat.

Hi,

1) From descriptions, I presume you are an SC, shall be 35 yrs old, single in the next 3 yrs time.
2) You have 2 options in purchasing an HDB flat; BTO or resale HDB. The requirement on eligibility for both is the same.

3) The difference of both are as follow:

(a) BTO: eligible for 2-rm in non-mature estate.
(i) Need to wait for ballot result to select flat (2-~3yrs),
(ii) wait for it to build (4~6 yrs).
(iii) No choice of level, facing selection. Choose any units available.
(iv) Shift in properly in 6~9 yrs time.
(v) Consequences when canceling in the process:
- Cancel of flat application before selection: considered rejected, ballot chance reset to 0. 1st timer priority suspended for 1 yr.
Reject twice will not be able to participate in sales launch for 1 yr.
- Cancel after booking b4 signing S&P: Forfeit option fee ($500), suspend 1 yr from flat balloting. Ballot chance reset to 0.
Buy resale not eligible to grant for a yr.
- Cancel after signing S&P b4 key collection: Forfeit 5% of the flat purchase price, suspend 1 yr from flat balloting. Ballot chance reset to 0.
Buy resale not eligible to grant for a yr. Pay a legal fee to apply to IRAS to refund stamp duty.
(vi) Less costly compare to resale

(b) Resale HDB: any flat type, anywhere.
(i) No waiting of time.
(ii) Choice of level, facing, condition.
(iii) Shift in upon completion ~3/4 mths
(iv) Consequences of cancellation:
- Offer for an OTP not exercise: forfeiture of option fees (max $1,000)
- Exercise OTP: forfeiture of option + exercise fees (max $5,000)
- Upon exercise not sign S&P: subject to legal action from a seller on damages caused.
(v) Need more cash than BTO.

4) With regards to which is a better choice shall depend on individual preferences and objectives.

Dear Sir/Mdm,

For your case, I will recommend that you try to time the market by selling the HDB flat now since the price of HDB is on the up currently. Once you reach the age of 35 in 3 years, the COVID situation should have died down and you can take advantage of the lower HDB price to purchase a unit. As a single, you will be eligible for either a 2 room BTO flat in non matured estate or resale flat of any size. As to which is a better option, I personally think that resale may be a better option because you are able to get a bigger flat to stay and also rent out the rooms for income.
