Hi,
I been servicing my hdb monthly loan with cash, even downpayment. No cpf was used for monthly mortgages nor downpayment.

Now I wish to purchase 2nd property with cpf, $205k, with 25% cash. At 12% absd.

Does cpf require the keep aside half minimum retirement sum.? As I hear from others, or google if using cpf for your 1st property. The half minimum retirement sum is required.

Hi Jason,

Based on prevailing policies, if you have not utilized CPF OA for the 1st property, and if you already own a property that can last you until 95 years old, and are below 55 years old, there is no need to set aside Basic Retirement Sum amount before you can use CPF OA for the next property purchase.

If you have not used your CPF for your current HDB, then there is no need to set aside the Basic Retirement Sum (which is half your minimum sum).

Hi Jason,

As long as you did not utilise any CPF funds for your HDB flat, you are free to use up all the CPF-OA for your second property purchase. You do not need to set aside any sums before you can utilise the CPF funds.

However, you might want to reconsider paying the 12% ABSD. Unless you are feeling generous and wish to contribute to nation building, I believe there could be other options which you may consider, especially if your ultimate aim is to own 2 or more properties.
