Hi,

Do you plan to keep your hdb as well? Because buying the new home as the 2nd property or selling the hdb to upgrade requires different downpayment amounts and max loans attainable are different. Stamp duties are different as well.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi,

Although I intend to provide a definite figure for your understanding and planning.
But information provided is too limited to do a meaningful tabulation.

The following information are critical for any loan estimation:
(1) Age
(2) Car loan
(3) Cash available
(4) Current CPF in OA
(5) Next step to buy, private or HDB
(6) Number of owner for the next purchase, income & age

Even though with assumption as follow:
Age = 32
Car loan = 0
Cash available = $10k
Current CPF in OA = $80K
Buy HDB
Single owner

The figure I could tabulate are such:
(a) To buy HDB, max loan is $197k,
(b) private; max loan is $420k.

In fact, a meangful calculation should include the sale proceed of current HDB since you cannot hold 2 HDB flat at the same time.
Current sales transactions around your area for 4-rm flat range from $405k~565k. But without the info of the CPF, it is still not possible to determine any meaningful value.

I trust you actually need more than just budget for your next purchase. Thus in order for me to assist in provide meaningful data, there is a need to at least discuss over a coffee.
