Dear SMK,

Based on past transaction for the past 3 months and current listing, the valuation at Hougang Ave 9 will range between $485k and $525k, and the COV range from $16k to $58k. Since you unit is on the high, expect your valuation to be at the high side. COV wise will depend on the facing and condition of the unit, but do take note that most of the transaction are between $20k and $35k.
