Hi, I’m a Singaporean and I have a property overseas with a mortgage from an overseas bank attached to it. I’m planning to buy a property in Singapore and am wondering if the overseas property will affect the LTV limit or does the LTV limit only applies to local properties? Thank you for your help.

Good day,

Typically only home loans in Singapore are considered for the LTV limit assessment. But if your home loan is taken from a bank with a presence in Singapore, it may be reflected in your credit report and so could be factored in when bank assesses your loan application. Perhaps I can have more info to advise further?

In general, no. It will not affect your LTV considerations. Depending on the financial institution you have undertaken your loan from, it may have some degree of influence to your TDSR consideration on your home loan in Singapore.

It is best to speak to a qualified banker on this with regards to the assessment of your home loan eligibility in Singapore.
