Hi Mr Maris,

The first step to buying a private condo in Singapore is to find out how much loan you will be eligible for and whether you are comfortable financially with the monthly mortgage payment.

After the financial planning portion is settled, you will have a better understand of the quantum of property that you will be able to afford comfortably.

Stamp duty has to be paid either by cash or by CPF. You will not be able to secure a loan to pay the stamp duty. If you are not a Singaporean, you will also be subjected to Additional Buyer Stamp Duty (ABSD).

If you are able to secure an 80% loan, the balance 20% will make up of 5% cash and 15% CPF. Other costs include the stamp duty and the legal fees. There is no commission that is payable when purchasing a private property.

Good afternoon buyer,

the 80% loan doesnt include stamp duty. It's an additional expense.

I will usually advise my buyer to have their loan sorted out before house hunting. Reason being that I had clients who had their option fee forfeited because they couldnt obtain sufficient loan.

If you can obtain max 80% bank loan, the downpayment will be 5% cash and 15% cpf/ cash. Other costs will be stamp duty, legal fee and valuation fee.

Perhaps you can share more with me whether you can more keen in resale or developer units so i will be in a better position to advise you.

Good morning Maris,

You should be eligible for a loan amount of $775k based on your income (if there's no debt like car, credit card, personal loan etc).

I will advise you to purchase under your sole name as the ABSD will be lower compared than purchasing under both names (5% as SPR vs 15% as foreigner).

Yes downpayment is 20%. 5% cash and 15% CPF or cash. Stamp duties (3% + 5%) can be payable in cash or CPF.
