Hi, I would like to ask about renewal of lease after 1 year rental agreement. Am I obliged to use back the same agent if the same tenant wants to continue to stay on? In addition, I noticed that it was stated in my tenancy agreement that agent is appointed to introduce tenant to me on an exclusive basis. This was not highlighted to me when signing. Does that mean I can only use this agent to rent room going forward or is this only applicable during the validity period of 3 months stated in the contract?

Hi
Exclusive form are usually signed in a separate form. For renewal of lease, you have to check if did you sign any renewal agreement with the agent.
Otherwise you can engage another agent to assist u.

    Hi Tricia,

    Just realised that it is indeed a separate form titled "Exclusive estate agency agreement for the lease of residential property by a landlord Original/Renewal of agreement.

    Under the commission section, it states that on 1st renewal of the lease, the landlord shall be liable to pay further commission to the agent. Guess this means I cannot change agent unless tenant is changed after the 1 year lease period then?
