Hi,
I'm a Singaporean married to a US citizen; and has been living in US with my family for the past >12 years. I'm a homemaker. Husband earns > $14k/mth (exceeded income ceiling for eligibility for HDB).

I'm looking to buy a small apt in Singapore as I'm planning to come back regularly (~6 mths/year) to help look after my aging parents.

What are my options? Can I buy a HDB - BTO or Resale? Can I get a HDB under the singles scheme?

Hi, you can either opt for a resale HDB and pay for it in full or a private property. You can't get a HDB under the singles scheme as you and your husband are considered a family nucleus and both names have to be on it.

Dear Buyer,
If you or your husband own an overseas property, you cannot purchase a HDB flat. If you currently, do not own any overseas property, you might be able to buy and HDB flat. However, you must understand that your family needs to live here as well as HDB properties are for families to live in.

The other option is to buy a private apartment. I can assist you with all that, whatever your need.

Good morning,

Quick check. Do both of you own private residential property?

If yes, you have to dispose them first and observe 15 months waiting period before you can purchase a resale HDB with a bank loan.

Both of you are not eligible for BTO, HDB loan and housing grants cause combined income is above $14k/ mth.

Unless both of you are 55 years old and above, you can buy up to 4rm flat after disposal of any private property.

If not, your alternate will be private property which doesnt have much restriction like HDB.

Hi Mdm,

If you and husband do not own any residential properties in US, then you will be eligible to buy a resale HDB together. You will not be able to buy under a single scheme as you are already married. BTO is also not possible as your husband's income has exceeded the cap.

If you have overseas properties, then you will only be eligible to purchase a private property. You can purchase together with your husband or solely under his name. As he is a US citizen, he is NOT liable for the 60% Additional Buyer Stamp Duty (ABSD) as a foreigner due to the free trade agreement.

Do the both of you own any overseas property? Does your husband have a long term visit pass in Singapore? This is to ascertain the eligibility to purchase a HDB. Otherwise, your option will lie in purchasing a private residential property instead and since it will be your first residential property here in Singapore, there is no additional stamp duty applicable on the purchase. On top of that, given that your husband is a US citizen, he enjoys the same stamp duty rate as of a Singapore Citizen for the 1st residential property purchased under his sole name. These are some of the options you can explore further.

Hi,

You can only get private property on your sole name basis. To purchase resale HDB, your spouse's name has to be included ,which means your overseas property have to be sold, which I think is not what you intend to do.

You are not eligible for BTO since the household income has exceeded $14k per month.
