Hi,

I assume the 5-year MOP of the EC is met. As you are getting resale HDB, you will need to sell off the current EC within 6 months after the hdb resale appointment.

For sale, typically we go by this formula

Sale price
Less home loan to be redeemed
Less cpf refund+accrued interest of all owners
Less legal fees approx 2.5k
Less agent success fee 2% of sale price+GST
Less resale levy (if any)

Balance will be sale cash proceeds.

Since you are purchasing resale flat (non-subsidized flat), no resale levy is applicable.

For purchase, illustration as follows:

Purchase price
Stamp duties and legal fees (approx 3% of purchase price)
Agent success fee 1%+GST
Cash over valuation (if any)

Good morning Sir/ Mdm,

EC sale:
- legal fees $3k +/-
- agent commission (minimum 2% plus GST of sale price)

HDB purchase:
- $120 valuation fee (if loan and/ or CPF is going to be used)
- $80 resale application fee
- $2k +/- legal fee
- agent commission (minimum 1% of purchase price plus GST)

Resale levy will only be eligible if you apply for another BTO or new EC but you wont be eligible to do so cause you need to dispose off existing EC and observe 30 months waiting period before you can apply for either option.

Typical fees include:
- legal conveyancing fee for the EC sale
- agent commission for sale of EC
- bank penalty if loan within lock-in

- Buyer Stamp Duty (ABSD if SPR)
- legal conveyancing for HDB purchase
- agent commission for buying
