Hi, I'm looking to buy a new HDB before selling my current unit.

I currently have a bank loan of $300k with a $1.7k monthly payment deducted from my CPF, and I want to apply for my first HDB loan for the new unit.
1. I'm quite confused about the HFE letter application. Do I need to declare this $1.7k under "Monthly loans and commitments"?
2. As I'm planning to buy a new unit before selling my current one, would my existing bank loan affect the LTV for my first HDB loan?
3. Does the 50% cash proceed regulation apply to me, as it will be my first HDB loan?

Hi,

1) Your confusion is valid. There are no information regarding this in HDB web.
2) However, it is also true that this is your current monthly commitment. You will have to include it under the Monthly loans and commitments. This shouldn't affect your final loan amount and LTV.
3) It is a common sense that this will not be valid once you sold the current flat due to the policy does not allowed anyone holding 2 HDB flats in long term.
4) Since this is your first HDB loan, the 50% cash proceed tingy will not be applicable.

Hi

Yes the bank loan installments for the home loan need to be included in the HFE application, since they require all info declaration.

As it is understood you have to sell your HDB when you purchase the next one, HDB typically will not factor in the current loan installments while calculating the HDB loan amount to loan to you. ie your LTV will be max 75%. You will eventually have to sign an undertaking to sell the existing flat when you purchase your next property.

50% sale cash proceeds "rule" does not apply to you, since you have not taken HDB loan before, and since this will be your first.

Since it is a requirement to sell off your existing HDB after the purchase of a new unit, the LTV will not be affected, but you will still be required to include your loan obligations for the current place with your HFE application.
