Hi, Im planning to sell our current HDB 4-room flat and upgrade to 5-room flat at a budget of 420K price. How much money do i need to prepare including all the taxes, fees, commission, etc?
Please breakdown by cash (total cash needed) and CPF (total CPF needed)

let me assist you further with your query.

Sale:

Cash
1) $80 resale application
2) $1800 private legal fees
3) $7490 agent commission (2% of sale price plus 7% GST) - for instance sale price is $350k.

Total cash: at least $9370

Purchase if taking 80% bank loan

1) $21k 5% cash downpayment
2) $63k 15% CPF or cash downpayment
3) $12.6k estimated 3% buyer's stamp duty (CPF)
4) $1800 legal fee
5) $80 resale application
6) $200 valuation
7) $4494 agent commission (1% of purchase price plus 7% GST)

Total cash: at least $27,594
Total CPF: at least $75,600

This figure will change if you opt to take HDB loan instead.

May I know how can I continue to value add in your upgrading plans so I can do my best to minimise your cash outlay?

Typical breakdown for 420k purchase:
Option fee 5k
Cpf 10% less option fee of 5k
Hdb max loan 90%
Stamp duties, conveyancing and admin fees approx 3%
Commission 1%+GST
COV (if any)

That's the typical case. If your cpf+loan cannot cover the price fully and there's a shortfall, cash would be required.

Morning,

It's hard to breakdown on the actual cash and CPF required due to the following reasons:

1) Are you getting bank loan or HDB loan?
2) Are you SC or SPR?
3) Will you be utilizing any grant?

In general, assuming that you are SC, using bank loan, you will need to prepare the following:

1) 5% cash and 15% CPF for down payment on 80% loan
2) 3% standard stamp duty, inclusive of legal fee
3) Valuation Report, HDB admin fee, Property Tax refund of around $300
4) Payment on outstanding upgrading fee and town council payment: ???

Hi Sir/Mdm,

To purchase a 420k flat, this is the breakdown:

HDB Loan:

Cash:
1. HDB Admin Fee: $80
2. 1% Agent Fees: $4,200
3. Option and Exercise Fees: $5,000
4. Cash above valuation if any

CPF:
1. 10% of purchase price: $42,000
2. Stamp Duty + Legal Fees: $10,000 approx

If you were to take a bank loan, then at least 5% of the purchase price must be in Cash and 15% in CPF as bank loan is only cap at 80% of valuation at max.
