Hi, looking to upgrade to an EC but as a second timer, i understand my chance might be low. I have some questions:

a) Is there a diff between bounced out unit (EC) and 2nd time balloting unit (balloting that is typically 1 month after launch date)?

b) What is the cost percentage increase for bounced out unit (EC) when compared to sales launch price ?

c) What is the cost percentage increase for 2nd time balloting unit when compared to sales launch price?

d) if we don't get to purchase during the 2nd time balloting, are there still chance to buy (besides bounced out units that are near TOP)? If yes, will the price be much more expensive than launch price?

Hi

a) & b) not much difference except that bounce out units typically appear only many months after launch or even right before TOP, these are units that the first buyers booked but couldn't complete with the purchase due to ineligibility, financial loan didn't get approved sufficiently reasons etc. Developer can choose to sell them anytime as bounce out units can happen anytime also. These units prices are much higher than launch price, as you can imagine the supply of these units are much limited versus the demand by then. Its hard to put an exact number how much is the % increase as it varies from developer.

c) again hard to put an exact % for increment as it depends on the demand (they can gauge using number of e-applications collected), but at this phase, typically there's still about 20% - 30% units left so developer usually will factor that into consideration before doing their price adjustment. From other ECs experience it appears to be 2 to 5% adjustment. But it also depends on the unit type, how hot the project demand is, and whether its NPS or Deferred Payment.

d) if it so happens you didn't get to buy as it becomes fully sold before your q is called, the next phase possible is probably the balloting for bounce out units.

Bounced out unit and 2nd time ballot units are essentially similar, where 2nd time balloting units are usually those units that bounced out right from the start after the 1st booking day, due to various reasons. Typically bounced out units can happen anytime during the construction phase, due to different reasons like marital issues or financial issues. Developers are free to re-price these units based on demand and market sentiments, therefore any past numbers collated is not applicable for future cases.

I'll say that if you are interested in getting a brand new EC, do your necessary financial checks and just go for it if you fulfill the eligibility criteria. In many occasions, the opportunity to own a unit in new developments boils down not only to your financial readiness but also your luck to get that early ballot ticket.

Hi Sir/Mdm,

Let me provide you with some clarifications.

a) There is no difference except that the bounced out unit may be priced higher if they are released at a much later date from the launch date. For bounced out unit, developers prefer a straight forward purchase case.

b) There is no clear formula as it is dependent on the developer and the market conditions.

c) Usually about 3% to 5% depending on the response of the initial launch.

d) Yes the price will be higher and not easy to get bounced out units as well because balloting is required for a small number of units.
