Hi Experts,

I have just received HLE from hdb. Total + cpf & grant = $460K (starting to scout for a nice place)

Originally my plan was to get a 4rm apt as 5rm have very less gov rebate. But 5rm resale prices are very low currently so tempting.

My question is, which type should i get looking at in the long run.

Hi Nasir,

Important question is will there be a practical use for the extra space? 4-rm units typically have a bigger buyer pool and also it will be more prudent for your financial planning. Thanks and hope to understand your requirements further and value-add to your housing plans.

If both 4 and 5 room flat are well within your affordability, then you might want to ask if you need that extra space which 5 room flat have. You will also need to understand if the 5 room flat pricing in the estate that you are looking at are as attractive as 4 room flat or not.

You may want to purchase a size which suits your lifestyle and needs. The advantage 5rm flats have over 4rm flat is that some 5 room models have a balcony and study.

If you intend to stay in this place and eventually start a family, the additional balcony and study space may come in handy. The difference in price is not a lot and it may be justifiable by the additional space that you gained.
