You have a couple of options to consider.
1) HDB - Sale of balance flats.
You might have just missed the latest exercise. But do take note that if you had utilised CPF housing grant in your current HDB (if it's a resale flat) or its a HDB purchased directly from HDB, you will be subject to resale levy if you opt for this option. Resale levy will be based on your current unit model. 3rm flat - $30k; 4rm flat - $40k etc.
Usually HDB is a low risk low return option. Normally if my clients are working, I will advise them to go for ECs or condos. If they decide to cash out and downgrade back to HDB, they will have cash reserves on hand.
2) EC
You can opt for those ECs with balance units that are going to TOP soon which wont be subject to resale levy. You can save at least $30k on resale levy!!!
Something to share, ECs are usually priced 10% to 20% cheaper than surrounding private condos. Statistics had shown that when prices of EC catch up with private condos after MOP and even more after reaching 10 years (privatisation).
If you are still eligible and wish for a change of lifestyle, you may wish to consider this option.
3) Private condos.
Currently there are quite a number of projects that have attained TOP or going to TOP soon which still have balance units for you to choose. Good thing is the developer are granting huge discounts to potential buyers like you!
If this option is within your means and you wish to have a change of lifestyle, you opt for this.
Perhaps you can share more information about your unit (so I can estimated the sales proceeds), your finances on hand (unutilised CPF OA funds and cash), your intention to sell so I will be in a better position to assist and advise you further in which my ultimate aim is tailor a plan that will benefit your family in the long run.
