Hi, my wife and me (both PRs for >5yrs) are looking to buy a resale HDB flat while my 2 sons (aged 4 and 2 yrs) have been PRs for only 6 months. I read online that there is a condition for PRs buying resale HDB as below

If you have a SPR household with no SC co-buyer, all listed occupiers in your household (including yourself and any co-buyer) has to be an SPR of at least 3 years

Does this mean I cannot buy resale HDB because my sons have been PRs for less than 3 years and they will obviously be staying in the HDB? Looking for some advice. Thank you.

You will be eligible to purchase a resale HDB flat if both you and your wife has been PR for more than 3 years.

Do take note of the additional stamp duties and new financing effective 5th July 2018 before committing to any purchase.

Hi,

I'm glad that you reached out to enquire than just assuming.

1) HDB flat is meant to provide affordable accommodation for SC & PR.
At the same time also strongly encourage SC & PR to get marry to apply for HDB flat.

2) As a PR, as long as you are married, and both you & your spouse met the 3 yrs holding period. You are eligible to purchase a resale HDB flat.

3) Due to the recent cooling measure implemented in July 2018, you are able to receive maximum 75% loan from banks.
5% cash + 20% CPF and/or cash rule applied. Thus do note the financial needs before your home search.

You can purchase with your wife as both of you have fulfilled at least 3 years of SPR (already fulfilled the family nucleus criteria).

You dont need to add in your sons as occupiers.
