hi renting agent experts here,
I am a landlord , I go study some rental room contract from internet , I most probably will engage landlord agent to represent me rent out my 2 X common rooms in HDB , I stay in the master room.
Do you think for Room Rental : is it reasonable and fair I Also Put the" Minor Repair Clause " of per item on the Things Tenant touch and use frequently eg: common bathroom things , white goods such as : Fridge and Washer ? and Not just Things in their room such as bed and cabinet.
Note: please do not answer me " standard answer" of what should or should not be done,... I want to hear more of a Reasonable perspective based on Your renting experience :(1) if i Engage you , what will you Advise me based on your experience acting for landlord interest ?
(2) Fridge is spoilt , if minor repair clause is $200.i First common room only tenant pay $100 and the other 2nd common room also pay $100 to share? , correct understanding ?
(3) please share a logic and explain a reason why there should be a minor repair clause for items outside room .,,, i am willing to learn if it is logical and be a reasonable landlord according to market fair practice,...
