Honestly, most agents are unlikely going to invest much costs into marketing for room rentals especially on PropertyGuru where the commission you are paying may not even be sufficient to cover the costs of marketing of room rentals, and will usually rely on their network to get recommendations.

You can do some research about room rental agent in your district to see if they can assist. You may try to do marketing on social media too, and who knows you may secure your own tenant?
