If a tenant goes through property sites and locates suitable ones to rent out, contacts the Landlord's Agent, fixes appointment to view the place, negotiates and then decides to take it on rent, commonsense dictates that the tenant need not pay any commission to the Landlord's Agent even if the rental is below 3000 dollars a month. What is the convention being followed in the Simei Changi area?? Shall be grateful if this point can be clarified. Thankyou..Thankyou very much.

Nothing should be left taken for granted. If you do not have the intentions to pay service fees for any rental, perhaps it could be easier to point out at point of contacting the listing salesperson of your position. If your service fees is expected, then there should not be any arrangement of viewing taking place. My point is that since this does not take up 1 minute of time to communicate your intentions, then why not just make it a point to indicate your intentions.

Hi, it doesn't matter which area and be it a HDB or condo unit, if you, as a tenant, contacted a landlord agent directly to view a unit, you do not need to pay any commission at all.

According to CEA rulings, the landlord's agent cannot represent you as dual representation is not allowed. As such, you do not need to pay any commission to the landlord's agent. On the other hand, if you need an agent to assist you to look for a place and the commission is less than $3,000.00, in most cases your agent may ask you for commission as the landlord agent may not want to share his commission with your agent. Hope this clarifies your doubt.

If you are representing yourself ( without an agent), you need not pay comm to the Landlord's agent.

DO note that you have to do all the necessary documentation yourself, like LOI, stamping, etc..

Since you are Not represented, and the Landlord's agent Cannot represent both parties, the agent is NOT obligated to do any paper work for you.

If you have any queries at all, you are to find out on your own and not with the landlord's agent.

In general, if the rent is below $3.5k, tenants who are represented by agents, NEED to pay comm as well. Read More
