Hi There,
I am planning to buy a Condo next year. I have a question regarding Cash over Valuation. I thought that renovation and other expenditure should be already included in the valuation, so I may not have to pay extra to seller. Normally how much CAV does a seller ask for Condo ?

Hi Santosh,

I'd actually replied to you earlier question, in case you did not see it. Anyway, there's no fixed amount of Cash Over Valuaion (COV) a seller can ask and he/she has the right to ask for COV. While you're right to say that a property valuation will take into account the condition of the house, it really depends on how much the buyer likes the place and thus how willing is he/she to pay a price which is above valuation to secure the purchase. In other words, we're talking about willing seller & willing buyer situation here.
