Hi! I have a condo going to TOP next year at District 8, i plan to rent out the unit once TOP. May i know how much effort/investment shall i invest in Renovation - to add value for my rental? Or shall i don't spend too much on renovation so that more flexible to get any tenant in case they particular in the design and feel?

Dear Luise,

In my opinion, a simple white wash painting with bright lighting and decent quality curtain is good enough. Some tenant may not like your designer décor.

Most tenant for small unit like 1 to 3 bedrooms would normally require a fully furnished unit, while most tenant looking for 4 bedroom are more likely to have their own furniture and preferred either partial or unfurnished unit.

I will recommend you not to do a very extensive renovation to the property, as differernt tenant have different taste and needs. A basic coat of paint, curtains or binds, lightings and white goods will be enough.

The other furnishing can be included during the negotiation when you secure a potential tenant.

Current rental market is sluggish therefore any efforts to spruce up the apartment, allowing the apartment to stand out against the competing units will definitely enhance the rentability of the apartment.

I would definitely not encourage extensive renovations, however, considerations like putting in nice lights (2 or 3 coloured lights for different environment settings), simple carpentry works to enhance storage space will be ideal. Go for simple minimalistic design where it is easy to accept for your renovation if you are really considering to do abit more. It does not guarantee higher rental, but it will definitely put your apartment within the tenants' shortlist more than a simple apartment out there for rent.

Hi Luise, it would be advisable to keep to a minimal, by just having curtain and the lighting being installed will do. And let the tenant have the option of unit being partial or fully furnished and of course a fully furnished unit will have a higher rental.
