We own an EA in pasir ris 148sqm, corner, 5th floor, unblocked. We are renting this unit out for 3.5k per month. I am sole breadwinner income 5k. In future, if we do sell, we dont intend to use my spouse's cpf as we want to reserve it for retirement and also due to her bad credit. What are the smart options available to us?

Hi Mdm Diana,

Do you mean that after selling the EA, you plan to right size to a smaller hdb and don't intend to use your spouse's CPF to fund the next hdb? It is possible as long as the cash funds, and your CPF OA is sufficient. It is best to do before you turn 55 years old since some amount will be set aside for the RA the moment you turn 55 and cannot be used for property anymore.

Also do you own other private property? Since you are renting out the EA at the moment I presume you have another property for own stay.

There is no smart options to say about given that you are the sole breadwinner therefore only you are eligible to take up housing loan. Your spouse can still be included as a joint owner without having to use the CPF to finance the property or even take a loan. For my current place, I am the sole borrower while the property is under both my wife and my name.

If you plan to right-size to a smaller HDB and do not intend to use your spouse's CPF to fund the next purchase, it is still possible, as long as you have sufficient cash funds and your CPF Ordinary Account (OA) balance is enough.
It's best to make this move before you turn 55, as after that, some of your CPF savings will be set aside for the Retirement Account (RA), and those funds cannot be used for property purchases anymore.
Ensure that you have the necessary funds in both cash and CPF OA to complete the purchase without relying on your spouse's CPF.
