Hi, what are some pros and cons of going into project marketing vs HDB resales for a new agent with no prior experience? I have a degree in real estate from NUS from 3 years ago and am considering joining this line, so I'm looking for a good ethical mentor as well.

Always happy to see aspiring realtors coming into the industry.

What I believe in is you will need to try both. I have people in my team earning good bucks from the HDB resale market and also earning from the project market. I even have a new agent closing 4 units in KL projects netting her quite an attractive commission and incentives. The beauty of this industry is that we have so many different sectors that we can work on. And depending on the market sentiments at that moment in time, you can choose to focus on the right sector at the right time.

One very important thing is the company must be able to provide enough platforms to support us in our business. So that our source of income can be more diversified. ERA being the largest real estate agency definitely provides the platforms and trainings needed and also the confidence that ERA instil in our clients also makes a difference.

My group also have a system and a mobile app in place that has helped many team mates earned more and earn faster. This is really not a SOP statement that we use to recruit people. Many who have seen our system and mobile app were really impressed. Our group sales have been increasing from year to year even many others have been lamenting and complaining that the market is slow.

What I would suggest is that we can meet up for a chat over a drink and I can share more about the industry with you. I will not use tell you that this business is a bed of roses because it really isn't. I will share with you the pros and cons of this industry and also share with you my own sentiments of the current market situation. My team and I have always revolved around the word 'sincerity' when it comes to treating each other and also our clients hence when it was time to name my division, I names it Sincerus, which stands for honest, reliable and sincere in Latin.

I graduated from NUS as well. It is not as easy to survive in today's market compared as compared to before. However, more agents are also giving up their licence despite the increase in transaction volume.

The key to a successful real estate career is to find the right mentor which can guide you in the right path. In my opinion, project marketing may not be the best option as buyers for new development are likely brought along by fellow agents and not the people who just stroll into the sales gallery. You can consider to start by doing HDB and Condo sales and rental as these are the bulk of transactions and the probability of you closing will be much higher.

Dear aspiring realtor,

In the eco-system of real estate business, HDB does provide a more well rounded exposure for all since it involves the aspect of sourcing for listing whereas project marketing has this step lesser.

Nevertheless, for each project, the usual experience will be having more than 200 salespersons vying for the same ads space and contents to reach out to the prospective buyers, therefore the challenge will be how to stand out and reach out to the prospect over your fellow project marketeers. In marketing aspect of a resale HDB, the exposure of ads tend to come from you (or within your team if you are working on a small team setting) therefore the chances of receiving leads from the advertisement can be much better.

In terms of volume, HDB is definitely a better segment to focus on, however, commission is usually less attractive than project marketing.

To sum it up, if you take on this from an entrepreneur perspective, hitting the resale market will likely give you better exposure, put you through more obstacles and make you a better entrepreneur if you put in focus and efforts as well as review for business regularly. The traditional way of business in the real estate industry is already outdated therefore it is important to come into this business, learn the ropes and apply new perspective to the business in order to breakthrough.

I work on partnerships instead of mentorship as I believe everyone's past experience will come in beneficial in the business if we spend time to review and apply, therefore I sincerely would love to explore how we can partner in this business together. We are definitely not even 1 of the biggest team, however, we are laser focus in our business therefore we are not interested in boosting quantity but rather bringing quality to our clients.

Pros:
1) Ready listing from developer, only need to source for buyers.
2) Generally Higher Commission.
3) Higher efficiency as you Learn the project once and you can present to many buyers.
4) Wider market as foreigners are eligible to buy.
5) More convenient as clients come to show flat to meet you.
Cons: High Competition

HDB Resales:
Pros: High Volume as 80% of Singapore residents stay in HDB
Cons:
1) Need to source for Seller & buyers
2) High Competition, lower commission
3) Only limited to Singaporean & PR
4) Lower efficiency as one unit only for one buyer.
4) need to meet clients at their flat.
