Hi, what do you all think of a private apartment with only 52 years lease balance left but in very central location and has good view? Is it worth buying such properties or should I let it go and not buy on emotions? How do developers/owners top up the lease balance with the government? Likely to enbloc if location is central?

Hi,

For properties with balance lease 60 years and below, you can't utilize the full bank loan and cpf OA due to MAS policy. Enbloc is difficult to predict, though there are certainly some common themes for projects that enbloc. Thanks and look forward to assist further with your housing plans.

Morning,

For any residential units that have less than 60 years lease would require you to prepare more cash outfront. This is due to the restriction that have being set indicating that you can only utilize certain percentage of your OA.
As for the value, some people look for such unit due to convenience, be it for work or personal reasons. The ultimate choice is yours as we would not know your requirement and needs.
