It is difficult to work on average, however, the record high recently was $600k for a #12 unit in this area transacted in January while the record low was $522k for a #2 unit in this area transacted in December 2012. Perhaps if you are looking at selling, COV ramge from $15k to $70k, but I would suggest for you to work on a quantum pricing for financial planning, as this would affect your plans after sale. Adjustments could be possibly made after valuation and thereafter assess is the situation is feasible for selling.
