Hi, would like to understand, can 2 SPR who currently own a HDB (>5 years) invest in a private property? do they need to sell of the HDB. Furthermore, what is the case if the HDB has been fully repaid. will that change anything

Good morning investor,

Do take note that SPR household has to dispose off their HDB within 6 months from private property completion or TOP date be it you have outstanding or have fully paid up your HDB.

If you are thinking of holding on to your HDB, can consider investing in commercial or industrial property instead.

If not, you have to sell HDB and invest in residential property in two individual names. Sell one buy two.

Hi,

Yes SPR households need to sell away their HDB if they purchase private property. It doesn't matter whether HDB is fully paid up or not, you are still required to sell the hdb within 6 months of key collection to private property. Hi Sir/Mdm,

For SPR, you cant own HDB and private condo at the same time. If you are thinking from an investment perspective, you may wish to consider to invest in commercial properties which are able to generate a steady stream of income without having to sell your HDB flat.

Alternatively, if both of you are working, you may consider getting 2 residential properties, one for own stay and the other one to rent out to generate income and for future capital appreciation.

Afternoon,

SPR are not eligible to own HDB and private property at the same time. Should you decide to purchase private property, you will be required to sell off your HDB unit within 6 months from key collection date. The same applies even if the owner had fully paid for the current HDB unit.

You'd have to sell off your HDB within 6 months of getting the keys of your private property.

However, I would advise you to start marketing your current unit or even secure a buyer first before proceeding to commit on the next purchase.
