I am a PR working overseas and I have a HDB in SG. I am getting CPF contribution from SG employment as well.
My PR is coming up for renewal coming November 2018.
I have put my HDB for sale since April 2018, so that I won't be under pressure to sell, if my PR is not renewed.
I do understand the market is dull and thus kept my asking price very, very low. Despite the fact, HDB is at a decent location (near MRT) and still has 80 years lease period,
there is no much progress on the sales.

My questions are:

What will happen if I can't sell the HDB and my PR is also not renewed? Will I be given an PR extension until I sell my HDB.
I just want to know the worst case scenario on my HDB sales.

I would greatly appreicate, any information on this.

Good evening,

Based on the info shared, a lack of progress is kind of odd given the property attributes. Is there an restriction for the HDB ethnic quota eligibility for the purchasers? Low asking price is also subjective, is it comparable to your direct competitors and recent transactions? Perhaps the marketing strategy is not effective.

Typically speaking, once the SPR status is forfeited, you will no longer be eligible to keep the hdb and have to dispose the ownership in the open market. Whether there is extension to sell depends on case by case basis.

I have worked on similar SPR client cases and would be better happy to share the best approach. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Dear Sir/Mdm,

Even if your PR status is not renewed, you would still be able to continue selling your HDB. You do not need to have the status renewed just so that you can continue selling. HDB has mechanism in place to catered to special cases like you and I have assisted clients who are in a similar situation before.

If the marketing efforts have been ongoing since April and there have not been results yet then maybe it is time to review and relook into the marketing plans and strategies since they are not working well.

I have assisted a few of my clients who have got their units stuck in the markets for months without any buyers. After reviewing the marketing plans and strategies, we are always able to secure a buyer within a short period of time.

Hi,

You should be able to request for an extension for the sale of your HDB should your PR is not renewed. However, if your intentions is to sell it off, it is best not to drag it.

Just curious, is your HDB affected by the Ethnic Quota? Because there is no reasons your flat cannot be sold if you price it competitively in today's market.

In fact, I had recently helped a PR couple sold off their EA flat which is also affected by the Ethnic Quota.
