How can we get back our deposit from the dishonest agent?

One of the agent from ERA LIED to us and unfairly TOOK AWAY our deposit by threatening us. We once promoted him to the next potential tenants, we feel very disappointed and hereby warn everyone (especially those who are not Singaporeans) NOT to have any involvement/engagement with him.

Putting emotions aside, here is a breakdown of the amount he took away and why we think it's unfair:

1. 280$ cleaning fee: we were never told by him nor have a written contract to deep clean the house after we moved out. He claimed we failed to fulfill by saying there is an "implied rule" in SG. He, WITHOUT our consent, booked a cleaning agent that charged 280$ for 3 hrs and charged us, while we mentioned in advance that we have a cheaper source of cleaner. When we demanded the receipt, he blocked us and exited the group.

2. 100$ crack repairment fee: the aircon crew he hired damaged the toilet and I reported within two hours. He told us just to observe the crack and there will be no issues. Then after 8 months he said the landlord holds us accountable instead of the aircon crew, because the landlord is familiar with the crew. So we were forced to pay for the repairment.

3. 192$ washing fee for 2 curtains: again, he had this "implied rules" that were never bought to us nor written in the contract, yet he forced us to pay or we will never get back the rest of the deposit.

Here is a summary of the lies he told, most of them we realized on the spot and expressed our disappointment but he gave no response:

1. He told us the next tenant will move in on Friday so he has to pay the 280$ service without telling us. But his previous text mentioned that the lady was still in her home country. And he never showed us the receipt but left the group when we demanded.

2. He told us that everyone who comes to Singapore will need to abide by the "implied rules", but it turned out it's HIS rules after we checked with other property agents and expats.

3. He told us that the owner was very mad and ask for 300$ more without a proper reason or proof.

What can we do in this situation.

For any disputes, if you are sure that agent is the one who kept the money, you can report to CEA including any misrepresentations or unfair practises that you have received.

Typically, rental monies are not handled by the agent but the landlord, and in such cases, for unfair deductions of security deposit, you go to Small Claims Tribunal to file a claim against the landlord.

Hi, for such cases if you feel that the agent was not honest, you can report him to CEA. For disputes on the security deposit you can approach small claims tribunal for assistance. For all the payments and deductions made to you, there is a reasonable request to request for a receipt of such.
