Dear sir/madam,

I am assuming that you are looking at commercial property as a form of investment instead of for own use. There are several different classes of such property and I believe it will be important to look into those available for sale with stable tenancy (long term lease) especially if you are looking into commercial retail segment where brick and mortar retail units are not doing as well unless they are approved for F&B use which is still drawing good interest from prospective F&B operators.

For commercial properties, the typical bite size investment quantum will be slightly above $1m for commercial properties, and usually refers to those 99years leasehold HDB commercial units with balance lease of approx 50 years +/-. It will be important to work out your intended capital outlay on top of the financing options available on this intended investment before we look into what are the options available.
