How much does a typical 4 room condo (EC)monthly instalment cost ? Im living in a 4 room resale flat for ard 3 years , I was told i can rent out the hdb flat and buy a condo . But i'm wondering will i be able to use the rental fees for the hdb flat to pay for my condo mthly instalment . What others maintainance fees or other fees are there for a EC condo ?

Dear Sir/Mdm,

In my opinion, it is not a financially wise decision to do this because you will be incurring a 12% ABSD and even if you rent out your HDB flat, it will take years of rental income just to recover the stamp duty that you have paid so far.

Assuming the EC is about 1.5 mil and you take a 1.1 mil loan, the monthly mortgage is about $3800 and if you add the maintenance fees of about $350, the monthly commitment will be about $4150.

You will need to fulfill the 5-year MOP for your current HDB flat before you're able to purchase another property.

The monthly installment of a property will depends on the amount of loan that you take, your loan tenure, as well as the interest rates. This figure is not fixed, and will vary. And yes, you can use whatever cash you get from your rental income to pay for your mortgage installments.
